Taylor Morrison has closed on 832 acres in northwest St. Johns County for $105.38 million, where the national builder plans two master-planned communities near Greenbriar Road and Veterans Parkway.

The larger transaction closed in late July 2026, with Taylor Morrison paying $60 million for 437 acres to build Esplanade at Pinewalk, a 55-and-older community of roughly 900 homes.

A second purchase closed Aug. 27 for 395 acres at $45.38 million. That parcel will become Laurelwood at Esplanade at Pinewalk, an all-ages neighborhood of about 400 single-family homes on 60- to 70-foot-wide lots.

Greenbriar Property Holdings LLC sold both parcels, according to recorded deeds first reported by theJacksonville Daily Record.

Infrastructure and pricing

Jeremy Hampson, Taylor Morrison's Jacksonville division president, told the Daily Record that the site's existing approvals and infrastructure made it stand out.

"There's not many opportunities in the market where you can plant a 900-lot community that has infrastructure in place and is in an infill environment with entitlements," Hampson said in an Aug. 24 interview.

Homes in the 55-and-older community will range from the $400,000s to more than $1 million. Floor plans span 1,684 to 3,730 square feet with two to four bedrooms and two- or three-car garages, according to Taylor Morrison's listing. Taylor Morrison has not announced pricing for Laurelwood.

Permitting and additional Pinewalk sales

Taylor Morrison filed two environmental resource permit applications covering 414 acres with the St. Johns River Water Management District on Sept. 4. Initial phase plans have been approved, and sales for both communities are expected to begin in mid-2027.

Taylor Morrison is not the only buyer in Pinewalk. Sekisui House Florida LP paid $14.31 million for 56.56 acres from the same seller in a transaction recorded Sept. 8, representing Pinewalk's final 108 lots. Combined with Taylor Morrison's deals, the three Greenbriar Property Holdings transactions total about 888 acres and nearly $119.7 million since late July.

Regional footprint

Taylor Morrison already operates Cherry Elm at SilverLeaf and the Cove at Beachwalk in St. Johns County. Hampson told the Daily Record the company is watching growth south of SilverLeaf but has no immediate plans for additional county acquisitions.
