A 7,360-square-foot waterfront estate on Admirals Way S. topped Ponte Vedra Beach sales in the Jax Daily Record's weekly roundup of Northeast Florida's 10 largest residential transactions for the week of Aug. 10–16.
The home at 193 Admirals Way S., a custom-built 2016 property inside the gated Harbour Island enclave of Marsh Landing Country Club, sold for $7,395,000, according to real estate listing records. That works out to roughly $910 per square foot for the four-bedroom, six-bathroom home on a 0.55-acre lot with Intracoastal Waterway access.
It led the region.
Buyers Joanne and Joaquin Deloso purchased the property from Ronald A. and Hilah H. Autrey, who had bought it for $5,385,000 in 2025, according to the Jax Daily Record's deed records.
A second Ponte Vedra Beach property also made the top 10. A 1,790-square-foot unit at 930 Spinnakers Reach Drive in the Windemere I oceanfront condo community sold for $2,100,000. The buyer was the Patrice H. Schoonmaker Revocable Trust; the seller was SAC PVB LLC. That unit previously changed hands for $1,150,000 in 2024, an increase of roughly $950,000 in two years.
Windemere is a private, gated community within Sawgrass Country Club where the average listing price sits around $2.9 million, according to Ponte Vedra Focus.
The top 10 list covers recorded deeds across Baker, Clay, Duval, Nassau and St. Johns counties. Ponte Vedra Beach properties have appeared consistently: the prior week's list for Aug. 3–9 also included two local sales, at 1321 Ponte Vedra Blvd. and 8049 Whisper Lake Lane W., according to the Jax Daily Record.
The broader St. Johns County market remains the region's priciest. The median single-family home price reached $589,030 in July 2026, with homes spending a median 33 days on the market, according to the Northeast Florida Association of Realtors. Active inventory stood at 1,706 homes, a 3.3-month supply.
NEFAR President Kim Knapp said in the association's Aug. 11 market report that buyers now have more choices while sellers need strong pricing strategies, calling the current conditions "a more sustainable rhythm" across the region.
