The PARC Group has started construction on 275 apartments at EverRange, its master-planned community in south Jacksonville between Nocatee and eTown.
Garrett at EverRange will be the first rental community in the development, the Ponte Vedra-based developer said in a news release. The Jacksonville Daily Record reported Thursday that construction has started on the project, with the initial phase and clubhouse expected to open in late 2027.
The complex will include five four-story buildings on about 9 acres at 12331 Ever Range Parkway, next to The Station, a planned walkable town center near the Philips Highway entrance. The Station's own construction is expected to begin in 2027, according to The PARC Group.
Developer bought land from Winn-Dixie family affiliate
The Garrett Companies, a national firm with more than 25 years in multifamily development, is building the project through its Edge Signature product line. The company purchased at least 9.7 acres in the area June 22 from EVRDEV LLC, an affiliate of the Davis family office, according to the Jacksonville Business Journal. The Davis family founded Winn-Dixie.
"We're proud to be part of EverRange and look forward to delivering a community that reflects both the vision of the development and the quality our residents have come to expect from Garrett," Eric Garrett, CEO of The Garrett Companies, said in a Sept. 14 news release.
Floor plans range from 770 to 1,345 square feet
The 275 units will break down as 101 one-bedroom, 140 two-bedroom and 34 three-bedroom apartments, ranging from 770 to 1,345 square feet. Each unit will include stainless-steel appliances, vinyl plank flooring and a balcony or patio. Garages will also be available.
Community amenities will include a fitness center, yoga studio, pool and spa, outdoor kitchens, a dog park and a lounge with free Wi-Fi.
EverRange plans 1,500 homes near eTown
EverRange sits off U.S. 1, also known as Philips Highway, and will eventually connect by road to eTown, which already has grocery stores, restaurants and retail. The PARC Group announced the broader EverRange development in September 2025, planning about 1,500 homes on 1,000 acres in its initial phase. Three neighborhoods are already selling homes: Mariposa, Regency and The Ridge. A fourth, Monterra, is planned.
Bartram Springs Elementary, Twin Lakes Academy and Atlantic Coast High School will serve the community. No leasing timeline for Garrett at EverRange has been announced.
